Buying your New Build Home is probably the biggest investment you will make in your life. It should be a time of excitement and joy without the stress and anxiety that can often accompany dealing with developers to get them to repair or correct snags and defects.
With the shear number of New Developments being built due to the unprecedented demand for New Homes in the UK, the attention to detail is often not quite what it should be as many developers are more focused on delivering volume than they are on quality.
A snagging survey will highlight defects and issues where there are items that are not completed or do not comply with minimum guideline standards set out by the Warranty providers and/or Building Regulations.
We provide a report that is easy-to-read and never fluffed up with extra items just to tot up the numbers. We highlight legitimate snags and defects and refer back to guidelines and regulations where appropriate. We inspect your home the same way we would our own.
The National Association of Professional Snagging Inspectors is working within the industry to improve the quality of snagging inspections for home owners by setting out minimum reporting standards, and by providing a registration platform for Snagging Inspectors to stay up to date with legislation and maintain competency.
Warranty providers each have their own guidelines and these can differ in many areas so this is important to take note of before starting. Building regulations can also differ based on regions.
Our Snagging Inspection check list consists of more than 200 items. Below is a condensed list of the main items that we inspect.
As part of our snagging inspection, we carry out basic thermal checks on radiators and overall room temperatures to highlight any areas where there could be significant heat loss.
We predominantly cover the area shown in the map, but we are willing to do inspections outside of this area on request.
Survey between tenants. Detail any defects and damage with report on maintenance requirements.
Window measuring service for curtains and blinds. Price depends on house size and detail of measure. Enquire with booking.
Prices are subject to confirmation of house size as the fee is directly related to the size and complexity of the build. All surveys are non-invasive and any gas and electrical checks are basic visual checks as we are not gas or electric safe, nor are we certified structural engineers.
